NEW RESTAURANT CONCEPT SIGNS LEASE FOR SEAHOLM
Creators of Second Bar + Kitchen plan Boiler Nine Bar + Grill for Power Plant
AUSTIN, TX – February 18, 2014 - A new restaurant concept from a well-seasoned Austin hospitality team has signed a lease for space in the Seaholm Power Plant.
La Corsha Hospitality Group’s next restaurant concept will be called Boiler Nine Bar + Grill, named after the location it will occupy within the historic power plant structure. Specifically, it will occupy about 11,000 square feet spanning four floors in the concrete and metal structure at the northwest corner of the power plant.
Boiler Nine’s prominent location within the Seaholm redevelopment project means patrons will enjoy elevated views of the area from an observation deck and bar at the highest level, as well as an intimate lounge and dining experience in the lowest level that’s underground by the original boiler room. An open kitchen with a wood fire grill will be prominently featured on the second floor, which also happens to be ground level. To access the Level 3 Loft, guests will ascend up stairs through the inside of the historic boiler itself. In all, the concept is slated to feature three kitchens as well as a bar on every floor.
La Corsha, led by President Jeff Trigger with cuisine by Chef David Bull, showcases a rich resume of restaurant success, historic preservation skills and abilities in adapting iconic buildings. They own and operate Congress Austin and Second Bar + Kitchen in the Austonian, which are consistently rated among Austin’s finest restaurants. The group was also charged with restoring, repositioning and operating Austin’s Driskill Hotel and Driskill Grill in 1998; San Antonio’s St. Anthony Hotel and Dallas’s Stoneleigh Hotel and Spa in the mid-2000s; and Big Spring’s Hotel Settles in 2011.
“In addition to the fabulous cuisine and beverage service planned throughout - Boiler Nine’s defining feature will be the sense of energy patrons feel within the seven distinct locations at the venue,” said Trigger. “The unique inside and outside drinking and dining spaces offer an exciting ambiance that can not be duplicated anywhere. One might say it is both powerful and electric.”
Seaholm Power LLC, the master developer of the project transforming the entire site, believes other recent activity will serve as a boon to Boiler Nine. John Rosato, principal with Southwest Strategies Group and managing partner for Seaholm Power LLC, notes that all of the condo tower’s 280 units were fully reserved in record-breaking time, and athenahealthcare is on-board to occupy most of the remaining space within the power plant.
“Boiler 9 will launch with everything in its favor, from its creators to a prominent place in the most iconic Austin building,” Rosato said. “We’re thrilled about everything we’re hearing that they intend to do, as it helps to enhance the vision and vibrancy we’ve set out to create site-wide.”
Austin-based STG Design has been selected as Boiler Nine’s architect. The firm is in the process of finishing schematic plans. The restaurant is anticipated to open by year’s end.
“This assignment has been a bit of a Rubik’s cube, in that there are so many elements that are important to preserve and new ones to infuse. Our task is to make sure we put everything together in a way that makes sense aesthetically and functionally.” said Jack Tisdale, principal with STG Design.
Seaholm is located on a 7.8-acre site the southwestern edge of downtown Austin. It is bounded by Third Street to the north, the Green Water Treatment redevelopment to the east, the shores of Lady Bird Lake to the south, and a future commuter rail line to the west. The transformation of the historic 1950s Art Deco Seaholm Power Plant and its surrounding five acres includes 1.5 acres of open space, a coffee shop and the Boiler Nine Bar + Grill. A new, two-story building will feature an additional 66,000 square feet of office and retail space, including a Trader Joe’s grocery store.
Construction began in April, and changes to the inside of the 113,000-square-foot power plant itself are well under-way.

La Corsha Hospitality Group
La Corsha is an Austin, Texas-based hotel and restaurant management and consulting company, whose team oversaw the award-winning restoration and repositioning of the historic Driskill Hotel in downtown Austin. Principles include Jeff Trigger, David Bull, Jeff Rhein and Scott Walker. La Corsha was hired to consult on the restoration and to open and manage the historic Stoneleigh Hotel and Spa in uptown Dallas, including the Stoneleigh's signature restaurant, Bolla - as well as to renovate and manage the St. Anthony Hotel in downtown San Antonio. The group owns Congress, Second Bar + Kitchen as well as Bar Congress, in downtown Austin. Most recently, La Corsha was hired to consult on the restoration and ultimately open and manage Hotel Settles in Big Spring, Texas. AUSTIN, TX – February 5, 2014 - CIM Group and Seaholm Power LLC announced today that they have reached an agreement with athenahealth to lease 100 percent of the approximately 103,000-square-foot office space at Seaholm Power Plant, which is currently undergoing renovations. athenahealth, a leading provider of cloud-based services for electronic health record (EHR), practice management, and care coordination, is expanding its operations nationally, including within Austin at the iconic Seaholm Power Plant. athenahealth’s expansion to the Seaholm Power Plant was supported by job incentives from the City of Austin and the Texas Enterprise Fund and is expected to create approximately 600 new jobs for the city and state at the Seaholm location over the next ten years.
Securing athenahealth is a testament to the strong public/private partnership between the City of Austin and Seaholm Power LLC, which has worked collaboratively to reinvent this pivotal downtown Austin waterfront location. The centerpiece of the location is the historic 1950 art deco power plant, which is currently undergoing a top-to-bottom redevelopment that is expected to be completed in mid-2014. It will comprise 11,000 square feet of ground floor restaurant, 3,500 square feet of public space and coffee shop, as well as four floors of open, creative office space designed to meet the needs of athenahealth’s office, research, and development operations.
The five acres surrounding the power plant are being transformed into a mixed-use, urban oasis featuring 1.5 acres of public open space and a plaza, a 30-story residential tower, Seaholm Residences, with 280 condominiums, and a two-story, 66,000-square-foot contemporary glass and steel building with 33,000 square feet of office and 33,000 square feet of retail space, including a Trader Joe’s market.
Construction began on the Seaholm Power Plant project in April 2013, with all Seaholm Residences fully reserved by November 2013 and anticipated to be available for occupancy in the second quarter of 2015. The low-rise office and retail building is anticipated to be complete by the end of 2014.
The Seaholm Power Plant redevelopment site is located on the southwestern edge of downtown Austin, bounded by Cesar Chavez Street, West Avenue, 3rd Street, Seaholm Drive, and the A&NW rail line.

Market embraces Seaholm condos at a swift pace
AUSTIN, Texas – November 7, 2013 – Units in the first major condo development under construction in downtown Austin since 2008 have been nearly all reserved in approximately one week.
Seaholm Power LLC announced the residential component of the project would offer luxury condos on September 26, naming the project the Seaholm Residences. In the last week of October, people on the waiting list were offered an opportunity to secure official reservations to hold specific, designated units. Within a week's time, the condos were almost fully reserved. The team is now adding prospective buyers to a waiting list for future residence availability.
The condos will start converting from "reserved" status to contracts marking official sales in late January. For that reason, any interested buyers are still strongly urged to get their name on the waiting list – as a reservation doesn't lock interested parties down into a final contract.
"Truth be told, we were anticipating a positive response. But this response has been nothing short of phenomenal," said John Rosato, principal with Southwest Strategies Group and managing partner for Seaholm Power LLC. "This speaks to the strength of the downtown condo market, and merits of the site itself."
Urbanspace is managing the marketing and sales efforts for the Seaholm Residences.

City Closes on Transfer of Seaholm Property
Construction begins on Residential Tower
& Power Plant Redevelopment
AUSTIN, Texas – April 15, 2013 – The City of Austin and Seaholm Power LLC announce the completion of the lease and purchase of the Seaholm property. The sale today turns over control of a pivotal downtown waterfront block including the historic 1950 art deco power plant and surrounding five acres for the transformation of the site into a mixed-use, urban oasis on the Southwestern edge of downtown Austin.
"This marks a historic milestone for the City, for the power plant and for future generations of Austinites," said Austin Mayor Lee Leffingwell. "We're glad this agreement has been reached, and that the redevelopment can begin. This is a key piece of the future of downtown Austin and I look forward to the transformation."
"We appreciate how this public-private partnership will help bolster the continued revitalization of this significant community of Austin. At its June 7, 2012 meeting, the Austin City Council authorized an amendment to the Master Development Agreement (MDA) enabling Seaholm Power LLC to lease the historic power plant as office space. The power plant was built in the 1950s and ceased power generation operations in the 1990s.
The MDA represents a unique public-private partnership brought about by citizens' desire to save the iconic power plant structure. Terms specify Seaholm Power LLC's 99-year lease of the power plant structure, and out-right purchase of the surrounding two lots where a 30-story, 309-unit apartment tower and additional 60,000 square feet of office, retail and restaurant space will rise. Changes to the inside of the 117,000-square-foot power plant itself are anticipated, customized to whatever tenant inhabits the building but maintaining the unique open industrial feel of the main hall. The public will have access to view the main hall as part of the June agreement.
Rosato said the contractor will immediately begin work on the power plant and the parking garage. After that the office/retail building and the residential tower will go vertical. In all, he estimates a total build-out time of approximately two and a half years.
The five-acre area is bounded to the west by the planned Seaholm Drive from Third Street south to Cesar Chavez Street; on the south by Cesar Chavez Street from the planned West Avenue east to Seaholm Drive; on the east by West Avenue from Cesar Chavez Street north to Third Street; and on the north by Third Street between Seaholm Drive and West Avenue.

Jeff Trigger’s new company to lead effort to build 163-room boutique hotel
AUSTIN, Texas – Sept. 22, 2006 – One of the best-known and respected names in Austin’s hospitality industry will play the key leadership role in a new, Art Deco-style boutique hotel slated to be part of the Seaholm redevelopment.
Jeff Trigger and his new company, La Corsha Hospitality Group, will oversee the construction, management and operations of The Seaholm Plaza Hotel.
The 163-room hotel will occupy 6 floors of a planned 22-story residential tower within the redevelopment of the 7.8-acre Seaholm site in the burgeoning Seaholm neighborhood. The remaining floors will feature parking and 62 condominium units that will enjoy access to the hotel’s services and amenities. The hotel is expected to open for business in 2009.
Trigger most recently served as managing director of The Driskill Hotel in downtown Austin’s core, where he oversaw a $30 million restoration effort that brought the hotel to its four-diamond status.
“This hotel will play a crucial role in the rebirth of the Seaholm site, and it will be designed in a manner to compliment the adjacent historic structure,” said Jeff Trigger, principal and founder of La Corsha Hospitality. “The hotel will be true to Austin’s warm and friendly nature while combining Art Deco architecture with modern touches of elegance.”
The Seaholm site features a historic 1950s power plant. The entire site is being redeveloped by Seaholm Power LLC, comprised of a team of local developers. Trigger has become a principal partner with the team.
Trigger says the hotel will distinguish itself from other planned upscale hotels by going to great lengths to have special Austin appeal.
“Our hotel won’t be part of a branded-chain, or managed by an out-of-state corporation,” Trigger said. “The hotel will distinguish itself as downtown Austin's only independent luxury hotel.”
“Jeff Trigger’s resume is second to none in the hotel industry,” said John Rosato, managing partner of Seaholm Power LLC, which the City of Austin tapped last year as its partner for redeveloping the site along West Cesar Chavez Street.
“We think a hotel will be the perfect compliment to other kinds of uses likely to be featured within the Seaholm site, like office space and retail shops,” Rosato said.
